Leasing

  • Advertising of available properties through the local & regional rental sites, Corporate referrals, Realtors, the Internet, and yard signage
  • Carefully screen tenants through researching and verifying prior landlords, employers, credit bureaus and checking for criminal background
  • Our lease agreement was written to protect the Owners interest and Attorney approved.
  • Negotiate the lease terms without you being on the front line with the prospective tenant
  • Experienced leasing staff to answer prospective tenant questions about the property
  • We take pride in our rentals we manage and provide an additional service to the owner of staging our rentals for the pictures in our advertisements. This service is upon request and additional fee.

Maintenance

  • Supervision of property repairs & maintenance
  • We always keep Owners best interests in mind when ordering repairs to be done
  • Only qualified repair companies are allowed to work on properties. Each pre-selected by Royal Ruby Realty to ensure fair pricing and quality workmanship
  • Competitive bidding on major repairs requiring Owner approval before authorizing.
  • 24 hour phone service for emergency repairs
  • Periodic property inspections to ensure everything is in order and the tenant is in compliance with the lease agreement

Accounting

  • Collection of monthly rent when due
  • Monthly checks or optional direct deposit sent by the 15th of each month
  • Monthly statements and paper checks mailed by the 15th of each month
  • Monthly statements include original invoices of any repair work completed
  • End of year account summary statement for assistance in tax preparation
  • All expenses reviewed and paid on time
  • Prior notification on major expenses and repairs
  • City sales tax collected from the tenant, reported and paid to the City
  • End of the year 1099 plus profit and loss report sent to owner

Communication

  • Owner phone or email updates during vacancies
  • Copies of all lease agreements sent to Owners and available online via our secure website
  • Written bids sent for prior authorization on improvements
  • All phone calls returned within 1 business day by our staff
  • 24 hour emergency phones available for Tenants
  • 24 hour fax line and e-mail

24/7 Real Time Tenant/Owner Account Access System though Buildium

  • Our system is designed to allow the tenant to remit a secure payment online, access their lease agreement, submit support tickets for any maintenance requests, and view their accounting ledger 24/7
  • Owner access is secure allowing owner to view lease agreement, management agreement, accounting ledger, and remit owner contributions when necessary
  • System allows for each user to have own secure password
  • Review your account anywhere internet service is available

Fees

  • Monthly Management fees are percentage of the monthly gross rent. We do not charge management fees on vacant rentals. If referred by friend or family or multiple units discounted rates are available. Custom plans based on your management needs. 
  • One-time initial set up fee/advertising fee customized based on your management needs for advertising and setup of new account
  • We do not add any fees to repair bills. You pay what we are charged for the repair.
  • Initial commission for every NEW lease executed based on your management plan.
  • An Annual Renewal Fee may be charged based on your management plan. 
  • We will match or beat any company's management plan and fee structure.
